Jet Investment is starting construction of a modern warehouse park south of Gdańsk in response to growing demand for industrial space in the region. With its large pool of educated workers, Pomerania has all the prerequisites to become one of Poland’s key development regions. The investment is worth €50 million, confirming Jet Investment’s commitment to the Polish warehouse market.
Jet Investment is commencing construction of a new investment project designed to meet the growing demand for industrial and warehouse space in the Tri-City area. Its construction will contribute to the further development of the region and create new opportunities for the local economy.
The investment will involve the construction of two modern class A buildings that meet the highest standards and market needs. In addition, the investor has committed to extend the public road and associated infrastructure, benefitting the local community. The investor has obtained financing for the project and has begun works. In addition, advanced talks are already underway with warehouse space tenants, leading to the signing of preliminary lease agreements. The facility offers modules starting from 2,500 sqm. The total gross lettable area will exceed 67,000 sqm. The plot area is 15.2 hectares.
“We observe growing demand for modern and efficient logistics space in the Gdańsk area. As announced, we have started construction works and plan to use the coming months to prepare the buildings and their surroundings – friendly to both warehouse park users and the local community. Our facility will meet high environmental certification standards, which will contribute to lower operating costs for tenants and be more friendly to its surroundings” comments Jan Kos, Director of Real Estate Investments at Jet Investment.
Jet Industrial Park Gdańsk is located at the S6 expressway in the municipality of Pruszcz Gdański (Będzieszyn), 15 km from Gdańsk, near the Rusocin junction, on the A1 motorway connecting the Baltic Sea with the Czech border (Part of European route E75 – a key artery connecting Norway with Greece). It is one of the most important transport corridors in the country, passing through Toruń, Łódź, Częstochowa, and Katowice. The entire location of the Jet Industrial Park Gdańsk near the Port of Gdańsk opens up opportunities for the use of maritime logistics as well.
Recently, Baltic Hub has increased its transshipment capacity to approximately 4.5 million TEU1,3 per year, making it the largest container terminal in the Baltic Sea. It serves not only European destinations such as the United Kingdom, Germany, Scandinavia, the Netherlands, Belgium, Latvia, and Estonia, but also maritime transport to Central and South America and Asia, including China, Korea, Singapore, and Vietnam.
Jet Industrial Park Gdańsk offers modern solutions that meet key technical standards. Among other things, plans include the installation of photovoltaic panels on roofs and electric car charging stations. In order to achieve both energy efficiency, reduce embodied carbon and improve fire safety, the facility will be equipped with mineral wool wall and roof insulation, as well as environmentally friendly LED lighting. The investor has planned to use up to 4% more natural light in the dock spaces. To reduce rainwater impact, a rainwater retention system will be present. Loading and unloading of product will be improved by widening of the first bay to 24 m.
The storage height will be 12 meters, which will allow effective space management and optimization of warehouse processes. This layout will contribute to increased operational efficiency for tenants. With Jet Industrial Park Gdańsk employees and visitors in mind, a sports and relaxation area is planned outside the buildings to encourage health and well-being. The park’s surroundings will be rich in locally available biodiverse vegetation.
